Savills’ Merchant House in Glasgow presented a common challenge faced by multi-tenant commercial buildings: the need for accurate, tenant-specific energy billing and consumption monitoring. The property management team required a solution that would eliminate manual meter readings and provide transparent, automated energy billing for their diverse range of office tenants.
We implemented a comprehensive sub-metering system throughout the building, installing networked smart meters for each tenant space. The solution includes automated meter reading (AMR) technology connected to a cloud-based monitoring platform, enabling Savills to access real-time energy consumption data remotely. Each tenant’s usage is precisely measured and automatically compiled into detailed reports, streamlining the billing process and eliminating billing disputes.
The system has transformed energy management at Merchant House. Property managers can now generate accurate, itemized billing statements automatically, while tenants have gained visibility into their energy consumption patterns through an online portal. This transparency has encouraged more energy-conscious behavior among occupants, leading to an overall reduction in building energy use. The platform also helps identify unusual consumption patterns and potential equipment issues, enabling proactive maintenance. Beyond the immediate benefits of accurate billing, the granular energy data has helped identify opportunities for further efficiency improvements, supporting Savills’ commitment to sustainable building management.
